Minimum Stay: 3 Nights (Low season) 7 Nights (High Season).

Maximum Occupancy: 6 Adults & 2 infants (see infant policy below). Un-authorised over occupancy will be charged at £50 per person per night.

Payment policy:

For bookings more than 60 days away: 50% payment at time of booking, 50% at least 60 days before the arrival date. £300 security deposit to be taken prior to arrival.

​

For bookings less than 60 days away: 100% payment at time of booking + £300 security deposit prior to check-in.

​

Cancellation policy:  

Cancellation 60 or more days before arrival date: Refund of the payment less £50 administration fee.

​

Cancellation less than 60 days but more than 14 days before arrival date: No refund unless the same dates can be re-let for the same price less a £200 administration fee.

​

Cancellation less than 14 days before arrival date: No refund under any circumstances.

​

Cancellation Policy due to COVID-19 UK GOVERNMENT IMPOSED TRAVEL RESTRICTIONS ONLY

(NB: This policy does not apply to Illness, Self isolation, Quarantine or positive / suspected tests)

Cancellation 60 or more days before arrival date: Refund of the payment less £50 administration fee.

​

Cancellation less than 60 days but more than 30 days before arrival date: 50% refund, unless we are able to re-let the lodge for the same price, in which case a full refund minus £100, will be paid within 14 days after your arrival date.

Cancellation less than 30 days before arrival date: No refund unless we can re-let the lodge for the same price. If so then you will be refunded minus £200 administration fee.

Please note, during lockdown and travel restrictions the site remains open to key workers or those with valid travel reasons.

​

We recommend you obtain travel insurance for your booking.

​

Security deposit : A £300 card payment will be taken prior to check-in to cover the cost of damages and additional cleaning. This will be refunded within 48 hours of check-out provided no damage or losses has occurred, and provided no additional cleaning is required.

​

Additional cleaning:

BBQ cleaning materials are provided, but should the BBQ require cleaning after your stay this will be charged at £30 from the security deposit. 

​

Bed linen, towels or robes marked with fake tan, hair dye, food or drink stains may require additional cleaning. Additional cleaning costs will be charged to the security deposit.

​

Hot tub: additional cleaning costs resulting from fake tan, hair dye, body lotion, broken glass etc will be charged to the security deposit.

​

Fair Usage:

Electricity and gas usage (including BBQ gas) is recorded before and after each stay, and should excessive energy use occur during your stay then we reserve the right to make an additional charge to cover the additional usage.

​

Check in: After 3pm (Grey Heron Lodge) & after 4pm (Green Woodpecker Lodge) on day of arrival.

​

Check out:By 10am on day of departure. Late departure will be charged at £20 per half hour.

​

Dog policy: Up to 2 dogs permitted, subject to our approval of the breed, payment of the additional fee of £50 per dog, per stay, and acceptance of our dog policy below:

• No dogs permitted upstairs or on the furniture.

• It’s the owners responsibility to clean up after the dog – waste and hair. Dog waste bags to be deposited in the refuse bins in the car park and not stored by the lodge.

• The dog(s) must not be left alone in the house at any time.

• Keep dogs on leads at all times around the site.

• Ensure flea treatment is up to date before arrival.

• Any damage or stains must be paid for in full.

Please note the deck area is not fully enclosed.

​

Smoking: No smoking or vaping inside the lodge on within 2m of the hot tub.

​

Groups: No all male or all female groups, no parties.

​

Hot tub use: Acceptance implies agreement to our hot tub use policy, which will be emailed before check-in. If rules are not followed the use of the hot tub may be restricted. NB: No children under 12 allowed in the hot tub.

In the event that the hot tub is unavailable during your stay then compensation of £15 per night will be refunded for each lost day of use.

Infants: Up to 2 infants (under 2 years old) permitted per stay. 1 travel cot and 1 high chair are provided, but please note stair gates are not provided.

Electric car charging: No facilities exist at our lodges or on site. Use of lodge electricity to charge EVs is not permitted.

​

Noise & Disturbance: Please note the lodges are located on a site with 200 other lodges. We cannot guarantee privacy and you may experience noise and disturbance from other lodges which is beyond our control. The site has a curfew of 11pm after which we ask guests to be respectful of neighbours.Security will attend if there is a complaint.
